SHOULD I GET A HOME INSPECTION?

The answer to the question is definitely! Accordingly to lawyers, the number one source of litigation in residential real estate transactions is the failure by sellers to disclose property defects. A home inspection is an objective visual examination, of accessible areas, of the physical structure and the mechanical systems of the home. The purpose of the inspection is to inform the buyer on the condition of the home so they will have a better understanding of the home before purchasing. A home inspector should complete a thorough examination of all the major components of the home, which includes: the roof, attic, garage, plumbing, foundation, basement, heating and cooling system, fireplace, walls, floors, windows, doors, and chimney. Not all inspectors provide a thorough inspection, so be sure to ask what is included in your inspection.

Any house or condo that you buy, regardless of age, should be inspected as a condition of the purchase agreement. Even a new construction can have problems. You have the most leverage to get repairs made properly when you haven t signed off yet on the house.

One of the best ways to find a home inspector is to check references. Ask friends who have purchased recently for recommendations. Interview inspectors before you select one. Find out how long the inspector has been inspecting homes in the area. Out of the area inspectors may not be familiar with local conditions. An inspector who is a member of The N.C. Licensed Home Inspector Association (NCLHIA) indicates that he/she is someone who is trained, certified and likely to exhibit a level of professionalism. Make sure the inspector can provide you with the written report within 24 hours after completing the inspection.

You or your real estate agent should plan on attending the home inspection so that you will better understand the written report and have an idea of the items that need fixing. The home inspection should be scheduled on a clear day, during the daytime, and the utilities at the property should be turned on.
